Spain's investor residence permit — widely known as the Golden Visa — grants residency and Schengen freedom of movement to non-EU investors. For Turkish applicants, all personal documents must be translated into Spanish by a sworn translator and apostilled. This guide covers the investment options, document requirements and how to manage the process from Turkey.
2024 update — residential real estate route
Spain announced plans to restrict the residential real estate route of the Golden Visa in 2024. Commercial real estate, investment funds and other routes remain available. Verify current eligibility with a Spanish immigration lawyer before making your investment decision.

Step-by-step process
Obtain NIE (Spanish tax number)
The NIE is required for all financial transactions in Spain. Turkish applicants can obtain it from the Spanish consulate in Ankara or Istanbul, or through a Spanish lawyer with power of attorney in Spain.
Complete the investment
Purchase the property, deposit funds or make the qualifying investment. Obtain all relevant certificates and receipts — these form part of your application.
Prepare your personal documents
All Turkish-language documents are translated into Spanish by a sworn translator and apostilled. We handle this from our Ankara office.
Submit application to Spanish immigration authorities (UGE)
Investor residence applications are typically processed through the Large Companies and Strategic Collectives Unit (UGE — Unidad de Grandes Empresas). Your lawyer submits the application with your investment proof and personal documents. You may also lodge via the Spanish consulate in Turkey depending on your case.
Biometric appointment
You must appear in person for biometrics. This can be done at the Spanish consulate in Turkey or in Spain after entry on a visa.
Receive residence permit
The initial permit is valid for 2-3 years and is renewable. After 5 years you can apply for long-term residence; after 10 years, Spanish citizenship.
