Under Turkish law, a sworn interpreter (yeminli tercüman) must be present at the Land Registry (Tapu ve Kadastro Müdürlüğü) during the title deed transfer when one or both parties do not speak Turkish. This is not a formality — without a qualified sworn interpreter, the deed transfer cannot be completed.
- The sworn interpreter must be registered with a Turkish court
- They must be physically present at the Land Registry appointment
- They interpret the full content of the deed to the buyer in their native language
- They sign the deed transfer record alongside the buyer and the Land Registry official
Beta Çeviri provides sworn interpreters for Land Registry appointments in Ankara. For Istanbul, Antalya, Bodrum, Alanya and other cities, we coordinate with partner sworn interpreters and can arrange same-day coverage.
Booking: Contact us at least 48 hours in advance with your appointment date, location, and language required. Same-day requests are subject to availability.

Passport Translation & Notary Certification
Your foreign passport must be translated into Turkish by a sworn translator and notarised at a Turkish notary — required by the Land Registry, banks (mortgage) and tax office.
- Provide a clear copy of your passport
- Beta Çeviri prepares the sworn Turkish translation
- We arrange notarisation at our partner notary office
- Turnaround: same day or next business day
Real Estate Appraisal Report Translation (Ekspertiz Raporu)
Since 2019, foreign national property purchases require a mandatory SPK-certified appraisal report. If your bank or legal representative needs an English or Arabic version, we translate appraisal reports with full technical accuracy — building specifications, cadastral data, and valuation methodology included.

Turkish Citizenship by Investment — Document Requirements
Foreign nationals who purchase property worth at least $400,000 USD may apply for Turkish citizenship. The application requires sworn Turkish translation and apostille on birth certificate, passport, marriage certificate (if applicable), and criminal record certificate.
Beta Çeviri regularly prepares complete document packages for applicants from Saudi Arabia, UAE, Iran, Russia, Kazakhstan, Germany, UK and USA.
The citizenship application is where document errors are most costly. A single mismatch between names across documents — passport, birth certificate, criminal record — can delay or invalidate a citizenship application worth hundreds of thousands of dollars.
Beta Çeviri reviews every document in your citizenship package for consistency before translation. If a discrepancy exists, we identify it and coordinate with our legal partners to resolve it before submission.

Power of Attorney — Buying Property Remotely
Many foreign buyers cannot be present for every step. A notarised and apostilled power of attorney authorises a Turkish representative for document submissions and some legal steps.
Important: A standard power of attorney does not replace the sworn interpreter at the Land Registry. The buyer must attend in person for title deed transfer unless a specialised tapu vekaletnamesi is executed under specific legal requirements.
